Water rights investing, priced on seniority and supply
Price seniority, spot the mismatch between paper water and wet water, and find positions before they are listed.
Water rights investing lives and dies on two numbers: how senior the right is, and whether there is physically water behind it. Both are public, both sit in different systems in every state, and assembling them by hand is why this asset class stays mispriced.
Built for: Water funds, land and agriculture investors, family offices, and the analysts underwriting them.
Why water rights investing goes wrong today
Water is priced on seniority and supply, and both live in separate systems from the transaction. Most positions are underwritten from a broker's summary of a state filing, with no independent read on whether the basin can physically deliver the paper the right represents.
What water rights investing has to answer
- Which senior rights in this basin are held by owners who hold nothing else — the classic estate-sale pattern?
- Where does permitted diversion most exceed measured flow?
- Which rights are cancelled or abandoned and might be re-appropriated?
- How does this basin's snowpack and storage trend compare with its appropriation?
- Which owners are quietly accumulating, and where?
The water rights investing workflow
- 1
Screen by seniority and basin
Filter the full rights database by priority date range, basin, beneficial use, flow and legal status. Sort by seniority within a basin to see the actual call order rather than a broker's characterization of it.
- 2
Check the physical supply
Overlay stream gauges, reservoir storage, SNOTEL snowpack and drought classification on the same basin. A senior right in a basin running at sixty percent of median snowpack is a different asset than the same right in a wet cycle, and the gap is where mispricing lives.
- 3
Read the regulatory frame
Regulatory overlays show whether the basin is closed, whether groundwater is restricted, and which agency administers. In Colorado, structure-level CDSS data goes deeper — down to the decreed works and the district administering the call.
- 4
Find the owner behind the right
Related-rights lookup surfaces every other filing under the same owner of record, which turns a single interesting right into a portfolio conversation and frequently into an off-market approach.
- 5
Monitor and act
Watchlist the positions you want. Daily change detection tells you when status, ownership or attributes move — usually the earliest public signal that a right is coming available.
